The Pioneer Commerce Center is situated on approximately nineteen acres of level property located on Pioneer Trail, along Interstate 80, off Highway 89 North. The Center’s concept was developed as a response to the need for non-retail commercial and industrial space in Truckee.


The design of Pioneer Commerce Center is consistent with the rustic mountain character of the Town of Truckee. The owner looked at existing uses around Truckee and challenged the designers to meet the needs of the light industrial and business community while showing sensitivity to the delicate environment, thus creating a mixed-use complex that encompasses attractive, well designed structures of a utilitarian nature.


A blend of architectural design themes and site planning that allows for screening of work and storage areas was created.


The architecture of the one and two story structures was chosen for its rustic simplicity. The buildings are integrated into a campus-style environment that will enhance the work experience for those in the business/industrial community. In keeping with the outdoor mountain environment, the buildings will be sided with cedar board and batten and stained natural earth-tone colors while the entrances are gable-roofed with exposed braces. The roofing material will be a retro corrugated rusted metal, the windows and doors will be multi-light and the signage will be integrated in a pleasing unobtrusive manner.


The Pioneer
Commerce Center
is a mixed-use development that was designed with a focus on aesthetic appeal, safety and efficiency. Service areas are located at the sides and rear of the buildings and are screened by attractive fences and landscaping. The circulation system is designed to reduce conflict between pedestrians and vehicular activity. Truck maneuvering and loading areas are separate from parking areas. In addition, the entire center will have landscaped open space island presenting a pleasant atmosphere for the users and the public.
